You can get pre-built (unofficial) binaries for some of the avalon apps @ http://cvs.apache.org/~leosimons/apps/. You can drag-and-drop these files into a recent phoenix release in the apps/ dir. The ones in /demo/ are pretty simple. http://www.apache.org/dev/contributors.html#cvsbasics has info about how to get at the sources for those apps. For learning by example, its a good idea to look at those sources, and to attach a debugger to a running phoenix and trace through what it is doing (just like you can do with tomcat, tips on http://jakarta.apache.org/site/idedevelopers.html).

A more complex real life (and documented) app is JAMES, http://james.apache.org/.
