Traces are coming from production server with debug=-2 in the main .cfg
file, and I got no "ERR:presence..." error at all.
Could you please let me know what debug level shall I set to see the errors?

Hi Chris,
When the 481 reply is generated, what is the error you see in the logs:
ERR:presence:record not found in hash_table
or
ERR:presence:No matching subscription dialog found in database
??
I see the original subscription was for 5 minutes (600 seconds) and the
re-subscription came after 4 minutes (so it should not be expired); also
there are no other re-subscriptions in the mean while (to change the
original expire).
