Often when I ride in a taxi I overhear the driver’s GPS. Their GPSs, Tom Tom, Garmin and the like, seem to have about the same accuracy as the iPhone apps. Meaning, they too can be off several addresses. It’s more likely than not that the destination is announced before the address is actually reached. I’ve had pretty much the same experience with several iPhone apps.

So if you're in a vehicle, you can often improve accuracy by putting your device near a window. On the street, there's not much you can do. The weather can affect accuracy, for instance. So maybe you'll get a better signal another day.
