Not being a math wizard, this is only an obtuse observation. I hate it when
I get obtuse. You have to take into account Howard's expenses as the
landlord.
First, he's got to fix them walls Harry punched holes in. Then there's all
the other repairs, present and future. And the taxes and insurance. Did he
finance or pay cash? If he makes a profit on that $57.50 a month, someone
needs to investigate the County Clerk's office budget!!
In other words, the math don't hold water.

I'd imagine Howard had interest payments to the bank
for the mortgage he had taken out to buy Floyd's. Then
5% on top of Floyd's usual rent, plus the interest
rate Howard was now paying to service the mortgage.

I didn't have my bucket on, so my figures are probably
incorrect!

In regard to message 9 (Floyd's Barber Shop) percentage markups and percentage 
increases can be tricky. They are not the same thing. If the original owner was 
making 5% off the $50 rent, his cost was $47.50. ($47.50/.95 = true 5% markup). 
At $65 being 5% ROI, Howard's cost had increased to $61.75. ($61.75/.95 = true 
5% markup). However, by lowering the rent to $57.50, Howard is actually taking 
a loss of about 3%. Now by being the county clerk and having a nose for 
numbers, he probably figured on an accelerated depreciation factor in his tax 
return(s) which would actually mean a better overall ROI. If that didn't work, 
he could always have hired Arthur Andersen to do some "creative accounting". 
Maybe Howard took the loss as a gesture of good will. Uh, whayathink?

Hi Gang...

All you can say is THIS WAS BIG....
I just wanted to take a few moments to publicly thank Allen, David and
Ken for their outstanding job in New Castle all weekend.  The cast
reunion show, which was billed as 2 and a half hours was actually about
4 hours long, and was superb.  As one of the few members of the media
who happens to be a MAJOR fan and of course club member right here for
many many years, I am still in awwww over the treatment I received at
the events.  One of the biggest thrills for me was having the stars call
me by name several times during the weekend, (when I wasn't wearing the
name badge, lol)  It was a great pleasure to be a part of the backstage
goings on as well as seating in the orchestra pit, and was more than
thrilled to be a part of the show when our favorite deputy picked on me
several times, heheheh.  He did a routine with me pertaining to my lack
of much hair on top (floyd got carried away), and he warned the spot
light guy to keep the light off my head.  Then David had me join him and
kept rubbing my head while doing a comedy routine comparing me to Mr.
Schwump.  By the way I asked all the stars WHO played Mr. Schwump, and
they didn't know.  They said he was an extra who was picked by Andy and
called when needed for scenes on the days of shooting but not someone
they really knew.

All in all it was a great weekend, and a major tip of the hat goes to
our own Curt Bell for all his hard work in making it happen.  And YES,
they have hopes of making it an annual event.  Also a quick THANKY to
all the club members who came up to me, or Allen introduced to me, that
mentioned reading my posts here, and to the several that mentioned
liking the Black and White poem I posted last week.  Nice to know that
we truely all have KIN all over the country, one big happy family who
can get together for a reunion now and then.  If he were still around
I'm sure Calvin Coolege would have said the same thing, lol.

paid for the property (which I don't have the time to sit here and figure it 
out).  My guess and this is purely speculation, is even though Howard had 
enough money saved to purchase the property, being the smart businessman that 
he was, he borrowed the money and was wanting 5% over his monthly payment, 
not a 5% increase in Floyd's previous payment.

What they aren't telling us is how much Howard paid for the shop (his
investment).  Or did I miss that in the episode?

If $65 represents 5% on the investment, the 12 month income for Howard
would be $780.  Therefore Howard's investment is $1,560. (780/5 * 100)
That is assuming that he paid cash for the building (no bank payments)
and is not responsible for paying water and electricity. 

No matter what the numbers, Howard wants to make 5% on what it costs him
to own the shop.  $65 represents 5% of whatever amount Howard has
invested.  Floyd's old rent doesn't figure into it although the rent
increase is important to Floyd.

This is Bighead the CPA in Dee-troit and I've got just one thing to say.
You had better go back and study that book on long division - hah!:>}
You were ciphering the rent increase percentage just fine, but that
isn't what our real estate investin' clerk was talking about.

Howard wanted to make 5% on his "investment" - for example, if he paid
$10,000 for the building he wanted to net %500 per year after all
expenses. I don't think we know how much he paid for the building, but a
rent of $57.50 makes a gross income of only $690. Out of that he may
have had to pay taxes, utilities, routine maintenance, etc. 

I'm just glad that other feller didn't sign the lease for $75.  He was
gonna take out the checker table and outlaw loitering and horseplay.
What kinda barbershop is that?

I'm sure there will be more  stories and praises about Mayberry in the
Midwest, but first I must lament about my tale of woe.  Being just and hour
from New Castle I, like many, planned on spending most of the weekend there.
Unfortunately my vacation, just before the event was somewhat like Barney's
first car episode.  Our van broke down in South Carolina..and I had to
replace the engine and the radiator.  It cost some bucks and a day and a
half of valuable time, so I just made it back in time for Saturday night.  I
held one of the rare, hard-to-get tickets for Friday night..but didn't get
to use it.  My apologies to Jim Hady, Anita Carpenter, Jan Newsome and
others I'd promised to meet.  Also regret not getting to speak to my buddies
David Browning and Allan Newsome and meeting some of you others who traveled
from as far as Nebraska to get there.

Now for the good news.  Saturday night was fantastic!  I could write a book
about it, but the Digest  wouldn't swallow that so just a few reflections on
some highlights for me.
...Seeing the Mayberry Deputy doing some of his stitch that I had not seen
before.  He is truly innovative and very interactive.
...Seeing the Otis impersonator for the first time.
..Seeing Allan (Floyd) just having fun as bumbling Floyd, but bring laughter
to so many fans with his antics
...Spending the evening with some friends as big of TAGS fans as I am
...meeting a few new friends and telling them about this bulletin board and
Digest
..getting to meet the Head Goober, Jim Clark in person..He's nice, real nice
..Seeing Howard (Ernest T) Morris for the first time, and hearing his
gracious and humble words for the fans and his great appreciation for them
(he also threw out a few rocks)
...Hearing Betty Lynn give praise to New Castle, the area and the fans.  The
volunteers for the event must have been awesome because most of the stars
raved.  Betty was as gracious as ever.
...Seeing James Best and Mayberry Deputy David in their comedy duel again.
...Hearing a few words from now-retired Darling singer/Bass Player Mitch
Jayne.
...Seeing George Lindsey for the first time doing jokes non-stop for at
least 20 minutes pacing back and forth across the stage, laughing at himself
and enjoying the fans as if he were a young kid hearing his jokes for the
first time.
...as I reported after seeing my first show in Pigeon Forge over a year ago,
when the Darling Boys Sang, and the Charlene joined in, it was like being
magically transported to Mayberry for a short time.  It felt as if we were
at the Courthouse or Andy's home.  Time stood still as we temporarily
ignored the ages of the stars who had performed...and it was truly Mayberry
in the Midwest.
All of this was worth more than the $25 price of admission, but knowing many
of you were scattered though the audience enjoying it with me and the small
contingent or stars, Well as the commercial says, that was priceless.

I too, had a great time at Mayberry in the Midwest. 
My favorite part was The Dillards. I was a little
disappointed that Mitch didn't play bass for The
Darling Boys, BUT, he has had hearing problems for
years, and it has gotten to where he can't hear to
perform.  Sooo, they did the next best thing...got a
Bass Player from Arkansas ( I didn't get his name),
and Mitch came out and gave a long talk about Briscoe
Darling, and all the movies he was in and such.  

Rodney said The Dillards will be performing at
Carnegie Hall on November 30th.  I don't know if it is
JUST The Dillards, or if there will be other bands or
Mayberry Folks there.  I had the impression that
Charlene will be there, but don't know for sure.

Also Rodney will be on the Will the Circle Be
Unbroken, Vol. III (the Nitty Gritty Dirt Band)coming
out in October.

Got to meet a few folks from the Bulletin Board, as
well as talk to Allan for a few minutes, and David
Browning (the Mayberry Deputy).

I have been enjoying the fantasies about visiting Mayberry, but I would like to 
put another spin on the question.

If you were to suddenly drop into Mayberry for a day, you would need to be very 
cautious about throwing names around and chumming with the regulars. After all, 
you would actually be living the "Stranger in Town" episode. Becoming too 
friendly with the citizens in such a short timespan would only arouse 
suspicion. Barney might even suspect that you came from another planet!

No, instead of getting ostracized by the community, my 24 hours would begin 
with a stop at Wally's for a soda pop and a quick conversation with Gomer ("The 
water and air are free"). Then I would head into town and book a room from John 
Masters at the Mayberry Hotel. Most of my day would be spent being a fly on the 
wall, observing everything but keeping the small talk to a minimum. For 
instance, if I made a telephone call, I would not dare call "Sarah" by name as 
she is apt to be quite inquisitive. I would visit the barber shop for a 
haircut, but once there I would do more listening than talking. I would eat a 
pork chop sandwich at the diner and leave Olive a nice tip. I would certainly 
find some pretense to visit the courthouse--perhaps selling maps with magnetic 
markers--and then ask the sheriff and his deputy where the best fishing hole 
was or what's playing at the movie house. Maybe that would be a natural way to 
draw an invitation to join them. After spending the night a!
t the hotel, I would leave quietly in my 1960 Ford.

My "inconspicuous" approach would have the additional benefit of allowing me to 
live among the regular Mayberrians for an entire day with them acting normally 
and not consumed with suspicion about what I was doing there. Also their daily 
routine would not have been disturbed, leaving Mayberry untouched for others on 
this list to visit without immediately becoming a stranger in town.

Oh, well, just a practical twist on the matter....
