Thank you for responding to my email. I applied the patch install again on a 
much faster machine and it still took a long time to finish. The step that took 
the most time was "Validating install." It took 13 minutes out of the total 17 
minutes, as recorded in the install log shown below.

As you can see, there is a jump in time after _RemoveFilePath. Is there any way 
I can improve the speed? By the way, the size of the WiX msp file is much 
larger than the update.exe generated by the InstallShield Patch Design (173 MB 
vs. 68 MB), even though they use exactly the same WiX MSI files to generate the 
patch installers. Can I reduce the WiX msp file size as well?

If you generate a verbose log for each patch application, you'll be able to
see which parts are taking more time.

We create both our product base installer (version 6.0) and its upgrade
installer (version 6.0.1) in WiX. We also create the patch installer in WiX.
However, the resulting msp file runs really slow (It takes longer than 30
minutes to complete.). In contrast, the patch installer created by
InstallShield Patch Design using the same base and upgrade installers takes
only three or four minutes. The commands we use to create the WiX patch
installer are shown below:
