Wendy, We also follow the same procedure as Dawn Washington in Allentown, PA, which works really well. She was an inspiration to my program.  I keep a copy of  the key in our file until the loan is paid in full and the borrower is aware of this ahead of time as I give them the Key Agreement form beforehand.
