As with all ISA cards, it needs exclusive access to it's resources,

A minimalistic build (i.e. just the xlib) only works, if the
volumes 1,2,3 are uncompressed into the same directory. Otherwise
some files (i.e. some makefiles from vol2 or some includes from vol3

No. You need the first three pieces at a minimum.
Logically they are a single set split into three pieces.
Why aren't they in one file ?

I cant see how to do this from the 'Building XFree86 from a Source Distribution'
docs, and there'e no mention of any obvious config params in
xfree86-4.4.0/src/xc/config/cf/xf86site.def.
