Hope you're feeling better now. Regarding mare-refund sa tax, to give you an idea...I played with the figures in Turbo Tax for our 2003 tax return. That year we owe $1481 in taxes. Nung tinanggal ko yung property tax and mortgage interest, tumaas sa $2456 yung income tax na dapat bayaran.
Property tax...it depends on the value of your property and the tax rate. Etong county namin, merong website where you can find the tax rates (www.collincad.org). Ang computation yata is (not very sure): property tax = (value of property less exemption) * tax rate For example, eto yung property info ng isa naming kakilala: (http://www.collincad.org/collindetail.php?theKey=2062475) For 2003, ang Appraised Value ng property nila is $238,720. If you add up the tax rates, you will get a 2.351646% tax rate. Let's say they have a 10% homestead exemption. So their 2003 Property Tax is: ($238,720 less (10% of $238,720)) * 0.023516 = $5,052.365568. Bale, $421.03 per month. Caveat: Again, I'm not really very sure about the computation. Homeowners assn dues, around $300 - $360 a year, depending on the community. Some communities walang homeowners assn. Insurance, try to shop around. Ours is with Texas Select that we got thru (http://www.1800thanksal.com/). Escrow acct = an account held by the lender into which a homeowner pays money for taxes and insurance. Please avoid this. You can pay your property tax and your insurance on your own. The lender will just earn interest on your money :) But I think this is ideal for those who don't have the discipline to set aside money for property tax and home insurance. Nga pala, alam mo bang puwedeng maki-haggle sa price ng bahay? I'm not sure what my husband said to the sales person pero napababa yata niya ng at least $15K yung price ng bahay. I'm not sure if it's due to the fact that we're not realtor-assisted kaya kami naka-discount. O sige, good luck!
