Originally the area now zoned for a hotel was city owned property. It was intended to be an open public plaza between the Casino and Palace. The Save Tillie folks had a huge campaign to save the Palace and people in general wanted increased tourism opportunities. As part of the Duany mediation it was offered that if someone would buy the Palace for $2.5M it could stay. Duany also commented that he did not understand why there was this unused property between the Casino and Place. It was the only open space left in the plan for development and so that's where the hotel was recommended to satisfy the 'tourism' folks. The condition is "if market conditions permit". In any event the City sold all that property and the adjacent streets to Fishman along with the entire beachfront. Having a Hotel at the C-8 site, which made more sense, would have cut into the condo plan ($$$) of the Partners. They were not willing to give up any of their residential zoning for a Hotel. So the City gave up a public Plaza for one. Werner ------------------------ Yahoo! Groups Sponsor --------------------~--> Get fast access to your favorite Yahoo! Groups.
