When at the houses, try scanning for items with the enhanced listen mode. I suggest setting the enhanced listen mode radius to 30m to find stuff as far away as you can.
Trading cards are just collectables.
Workbenches and training manuals can be found scattered throughout the game, you can find them with item scan.
Be careful though, once you interacted with a workbench, item scan does not display it again, so if you are looking around in a room and find more parts after upgrading at a bench, you may not be able to find it again, unless you remember it's location.
