"Fair market value" for a board game is usually a combination of completed
Ebay auctions and completed sales in the bgg marketplace. Don't go by ads
in either place, only look at what something has actually sold for. Once
you have a price, don't forget about shipping. Your game might be worth
$50, but if you're trying to trade it for my $50 game, then after shipping
it's like I've paid $65 for a $50 game. That rubs some people the wrong
way. Especially if it's something in print where I could just as easily
get it brand new for about that price from an OLGS and usually I can manage
to get free shipping. A great example for me personally, recently I was
trying to get a copy of Super Dungeon Explore. I just couldn't make a
trade work on it (people wanted ~$75-$100 worth in trade goods).
Eventually miniature market put it on sale and I picked it up for $50.
Added a few other games I've been eying to get free shipping and there you
go.

That's not to say you have to give away the farm to get what you want, just
to be realistic about value as well as availability. Here's another great
example, I recently refused an offer for my copy of Roads and Boats. The
person wanted to buy 3-4 games from my want list from his FLGS, and ship
them to me for R&B. I'm sure he would have ended up paying in the $150
region, around what R&Bs is valued at, but 1) he wanted to trade inprint,
easy to get games, and 2) he was going to pay twice what an OLGS would have
charged for those games. If I had done that game I would have traded away
a hard to find item for around $75-$100 worth of new, easy to get games.
So I passed. Sometimes, even if the dollars line up, the deal doesn't make
sense.

Hope this helps, feel free to shoot me a PM if you have any other questions
I can help with.
