Hey Trevor, I operate the Ravenswood Coworking space in Chicago.
Our office is nowhere near downtown, but it is, however, located near 2 train stations. Yes, we definitely miss out on the "downtown" clientele. But we're not targeting those people, and quite frankly, do fine without them. They key is to acquire a site that is easy to get to. Think about it- is any downtown area in North America exactly convenient to get to, unless you live next to a train station? Find a site that is easy to get to, for your sake, and your clients. Ideally, scout out offices located in the middle of residential areas, where you'll be surrounded by tons of people. Our office is located in a moderate density residential neighborhood that is within close proximity to restaurants, cafes, and bars. There's a lot going on, and it's got a charming neighborhood feel. People really like living there. To that end, what would be better than to have an office within walking distance of your home? In our office, there are only 2 people that don't walk to the office: me, and another guy.... who also happens to plan on moving closer to the office, haha! :) So after he moves, literally everyone in our office will be able to walk to work (except for me.) Besides, getting downtown, "class-A" space is very expensive. You'll have to pass that cost along to your lessees. Not exactly what any of us had in mind when starting this whole coworking phenomena. :) Good luck, hit me up if you want to bounce ideas off of me.
