Honestly, the best way is to run a market comp on small and executive-suite type of offices in your area. There's no multiplier from desks to offices as market value for offices is independent of desks. For example, our offices in Santa Monica are just 1-2 blocks from the beach (2 very popular malls, the beach, etc...) and they start at $1350/mo for our medium offices; our LA location is 11 miles inland and those offices start at $900/mo for about the same size offices. Our workstations at both locations start at the same $550/mo.
I know I know, we're nowhere as cheap as some of you, but the real estate in this part of the city, in addition to this part of the country is way high!
