Hi Melissa!

The most common techniques that people report are events that your
potential members would be interested in. These can be educational events,
social events, some combination of the two. The more engaging
& participatory the events are, the better!

Make your goal helping people connect and bond with each other rather than
simply "get them in the space", even if it happens to be in the context of
the space.

You can host other peoples' events, but be prepared for low direct
conversions to membership. Hosting events can be good for spreading
awareness, but very few people join after seeing the space just during an
event.

It's a bit counterintuitive, but my favorite technique for early community
building is actually getting OUT of the space and going to get to know
people wherever they are. Contributing to the community outside of the
space has, without a doubt, been the #1 most effective funnel for new
membership over our entire 6 year history. Just this past friday I was at a
massive gala event (600+ members of the Philadelphia tech community) and
heard from countless people that they can't stop hearing about us - our
community is "notorious" for being supportive and helpful.

That's marketing you can't pay for. :)
