The main concern from the board on this space was the possibility that the lease would need cosigners. We can survive for 2 years without bringing in extra cash flow above the member dues. It is time to take the "risk" and get a space that is visually appealing (attract new members and organisations) and functional. We will not be able to find a space that fits our needs and is below the member dues income. If we settled on a less-than-ideal location, we risk losing members and will have a hard time attracting new ones. *(rough numbers ahead)* On a three year lease, considering the first 2 years accounted for monetarily (savings, pedges, member dues), that last year: 12 months * $2500 rent/utilities (minimum) = $30000, 40 (members; low estimate) * $40 (many paying more) * 12 months = $19200; Difference of $10800 / 36 months (lease length) = $300 dollars raised per month above the projected numbers. This is very doable when you consider the low-ball member count, minimum $40 per month per member when 21+ members agreed to pay more per month, and the possible potential income from private desks, server fees, drink/food sales. My numbers are not accurate but they give a picture of how doable this is. I personally, would like a space that we can fully utilize and be attractive to new comers. Just my two cents.
