The window being stuck looks like the window manager isn't being invoked
correctly, due possibly to PATH issues.  Try adding

. /sw/bin/init.sh

at the beginning of your .xinitrc

The xterm scrollbar problem has nothing to do with .xinitrc .  You'll need
to modify the "Terminal" entry in the Application menu to look something
like this:

xterm -sb

Check out the xterm man page for all of the things you can do to an xterm.
