Why do you assume adding more corporate boxes, hospitality faciillties, banqueting etc adds up to "white elephant loss making sidelines"? These businesses are fundamentally profitable, and investing in them is a shrewd move right now. There may be many reasons to dislike Bates, but you'd be an idiot to take him for a fool.
