Agreed on all points, trouble in the past indicates trouble in the future.
A friend's wife had that kind of "my ex-screwed me" troubles that turned out to 
be "I have no self-control with credit cards" her credit card is encased in a 
block of ice in the freezer. If she really needs it she can have it...

INSIST THEY GIVE YOU A LIST OF THE PREVIOUS PLACES THEY HAVE LIVED AND 
CHECK THEM OUT

DO NOT FEEL SORRY FOR THEM IN ANY WAY
