My opinion is that you must decide what a deal breaker is. If the things that 
you listed are so important to you that you do not want to work there if the 
requests are not provided, then they are deal breakers. Ask politely for what 
you need and politely decline if the owner will not or cannot provide them.

I'd make sure about the rent too. There is a big difference if it is weekly or 
monthly. The price is way too high IMO if it is weekly.
