Our little chunk of the world, Houston, doesn't have zoning. However
much of the area is governed via subdivision committees. So in some
areas I can put up a car repair, a porn shop, a refinery and 6 nice
homes next to each other. In other areas you are told what colors you
can paint your house or whether you can fly your flag on Veterans day.

Many of these older neighborhoods are where the trains still run.
However even that has caused problems--one with kids going to and from
school while the UP blocks the roads for longer than they should. In
other areas residents have managed to ban the diesel's horns in their
neighborhoods.

Obviously, I would have done mine very quietly and never would try
selling Lionel.
