Dilute vinegar is useful for urine smell (the acid attacks the proteins in 
urine).  There are also several commercial enzyme preparations.

There will definitely be a small claims case.  They won't pay then I 
will put a lien on their pot growing business they supposedly own.  Have 
not got into that yet.  They were apparently growing pot in the garage 
which caused black mold on the ceiling .  At the back of the properly 
there is a massive pile of potting soil that was dumped that I assume 
was from their pot plants. There is a storage building in the back, they 
cut a hole in the side of to run some sort of vent out I assume, so it 
looks like they were growing in there as well.  Looks to have been over 
their legal limit of what they were allowed for personal use but 
regardless this was never approved by us.

I have an addendum to my leases which lists specific damages and cost to 
repair. These damages include broken window panes and holes in walls which have 
a set price depending on size, broken balusters, etc. All other damages not in 
the list will be charged at a labor rate of $50 per hour and I specify that the 
landlord may perform himself or hire out.

You need to get that enzymatic cleaner that neutralizes pet odor. Let it
soak into the concrete for a while. Then scrub with bleach and paint
with Kilz or Zinsser Bulls-Eye.

Then never allow pets again. Write into the next lease a $10K penalty
and immediate lease termination if you catch them with a pet. We had a
dog because the kids begged for one. The dog's health care cost more
than the kids, and after it was finally housebroken we had to replace
all the carpet in the main living area.

She was a sweet dog but never again. No pets. Ever.

If a rental property doesn’t make a decent profit above and beyond it’s 
carrying costs or doesn’t appreciate well then it’s a pointless investment in 
my opinion. I have one property that appreciates poorly. They all make a 
profit. I’m trying to sell the one that’s appreciating poorly even though it 
makes a good profit.

[MBZ] How good is good enough?

I retested our '93 E320D's cooling system today with the kluged air
pressure tester. After I found a way to plug the air inlet to the
pressure regulator, I observed the system leaked from about 10 psi to
about 2 psi in about 10 minutes.

Is this good enough to call it quits, or should I look some more?

That is a thought.  These people paid about a $800 pet fee which was non 
refundable anyway, but it did not cover the expense of carpet.


Tomorrow I have to tear up the subfloor tomorrow and get that replaced 
and we are probably going to go back in with those peel and stick vinyl 
tiles.  They look decent as we did it in a bathroom at our house.  After 
going back and forth replacing the carpet in the whole house is simply 
not in the budget at this time.  They have a seam down the middle of the 
living room they somehow managed to rip loose and not sure if it could 
be fixed. Quotes for carpet cleaning  are running $600+ with no 
guarantee it will do any good.  We decided to rip out the carpet 
ourselves and install that laminate for the entire down stairs.  The 
area upstairs above the garage is not too bad so that will have to do. 
We should hopefully be able to get it ready by next weekend 
(hopefully).  We still have to repaint the front door due to dogs 
clawing it up but that kind of stuff may have to wait until they move 
in.  Also, it appears the renters never really maintained the back 
yard.  This is in a wooded area and if not maintained it will grow up 
with saplings.  I am literally going to have to get the tractor over 
there and brush hog it.  They also had a huge area in the center of the 
yard that was there burn pile.  If is full of what appears to be old 
furniture they burned which left all the springs there, all sorts of 
other metal items, glass bottles.  You name it, they tried to burn it.  
I am going to have to use the tractor to scoop this up and do something 
with it.  It is quite frankly dangerous.

Typically homeowners covers water damage. The usaa guy told me it is their
#1 claim. They even have water detectors you put under your floors that
connect to the wifi and alert you to problems; they came out and gave us a
bunch. File a claim and get it fixed.

Concrete opens up possibilities unless I'm mistaken.
Wouldn't want to acid wash it, but mopping with bleach or peroxide and
water and letting it sit a while shouldn't hurt it. Once the floor's
clean, maybe ozone for the walls/ceiling?

themselves to rip out the carpet. I found out why. It smells like a dog kennel 
in there. It is so bad it is causing the rest of the house to stink. We mopped 
it down with some sort of citrus stuff with no effect. I think tomorrow I will 
bring my ozone generator over I use on cars and see what it will do.

Does the warranty you bought cover only appliances, appliances plus
appliance leakage damage, or everything?

Who connects a washer, turns on the water, and ignores the fact that it's
dripping for a matter of years? Answer: a renter who rents because they
can't handle home ownership responsibilities.

Anyway, back to the A/C while you're under there. The bigger pipe
definitely needs to have insulation over it, and if it's also a heat pump,
insulating the smaller pipe isn't a bad idea.

Having been in the USAF, where every job had a step-by-step procedure, a
checklist would be great -- but I could spend more time making the
checklist than doing the job!

Actually, I do have a checklist, but tightening the hose clamp was not on
it. One of the main points was, "CHECK ALL FLUIDS!"

That’s what I did a few years ago in the kitchen when we had a similar issue. I 
will have to put some cross supports in because the cut out area is joist to 
joist, but not the ends if that makes sense. I guess I’m just going to replace 
what I can and call it good. Not a thing I can do about the area under the wall 
or closet. I assume the whole wall would have to come out. Project is on hold 
till I figure out the water issue.

Being a responsible pet owner, I would have problems with this.
How about a large pet damage deposit in addition to the ordinary deposit?

In addition to replacing the area of the floor, you could add new
cripples to the existing joists.

They indeed should have daylighted the drain line.

I can understand wanting to dump it! Letting the bank have it is a bad
idea. Fix it up and sell it seems the best way out.

So after the renters moved out I’m getting the house ready for the next renters 
that are supposed to move in on the 15th. Lots of damage from dogs. Will never 
allow pets again. They destroyed the new carpet we just put in before they 
moved in. Of bigger concern was an area of cracked tile in the utility room. 
Discovered floor was soft. Pulled it out and an area of about 2 feet by 1.5 
feet or the area between to floor joists was rotted out. This is strange 
because there are no water sources in the area. After cutting out the bad 
section got under the house to discover more rot. It extends further toward and

house to the ac unit then right up thru the floor/wall in this area to the
