There are two things FDR did in the 1930s that I think you should shoot 
a politician in the face for. One was the great gold robbery, the other 
was packing the court. There was no need to get revenge for the court 
packing scheme which failed because not enough Democrats supported it, 
but I can't believe all those people committed suicide during the 1930s 
without any of them hitching a ride to DC and wasting the President.

A case could be made for a class action suit against local governments who 
engage in the practice of forcing landlords to be unable to evict.  That smells 
very much of an illegal and unconstitutional takings.  Federal crime which 
heads to the SCOTUS.  It will take years to litigate, but that is ok, lots of 
damages and liquidation of useless social experimental programs can result.

Were I in the unenviable position to have a tenant in my SEA home, and no 
payment or rents, under the illegal mandate I can not evict this year.  Hmmm, 
Losses would be in the $36k range, not accounting for damages to the property 
itself.

The poor mensch with apartment complex must be seeing at least that much every 
month.  Hundreds and millions of $$$ lost due to “Summer of Love” idiocy and 
criminal stupidity.

It now falls on insurance companies to keep landlords whole.  I am sure the 
rent free tenants are not keeping the residences in good condition.   I could 
not find paying ones capable of maintaining the homes in livable conditions.  
Some Hebrew Lightning will descend from the heavens and cleanse the abodes of 
resident and filth in one stroke.  Standard policy then covers that loss, 
landlord has funds and bare land that can be redeveloped to a higher standard 
and sold off when the markets rebound.

Of course the renters will be found to have been crackhead drug smokers or 
imbeciles unlearned in how to operate heating equipment for food and warming

Same, I know a guy who is co-owner of a rental management company. They
mostly rent to students which has its own set of difficulties but for
the most part they have continued to pay the rent.

Owning rental property is an investment and landlords should be expected
to shoulder ordinary investment risk and to be responsible for having
enough savings to ride out market downturns. But for the government to
say nobody has to pay rent and you can't evict them for any reason
goes beyond the "rules of the game" as far as I'm concerned.

That said if I were a landlord and had a good tenant who had fallen
behind due to COVID issues, I'd try to be as lenient as I could.

Another good reason to not be a landlord right now. I can’t imagine how 
frustrating it would be to have renters who weren’t obligated to pay rent. A 
horribly one-sided approach to a problem. Landlords should get assistance as 
well if people aren't going to be required to pay rent.

Isn't it interesting that state governors (not the feds) mandated these 
lockdowns but those states are all broke and can't print money.  I don't think 
the treasury (i.e. us) should be paying for this stupidity any more than for 
the state's other unfunded obligations.  In fact, clowns like Cuomo and

When we leave our place we have no choice but to see the local meth head 
in action. I've seen pig stys that are FAR better kept. The other night 
when I took my trash up to the receptacle I saw him outside under his 
"car port". He was doing something and hunched over a folding table 
wearing a pair of overalls and an old football helmet. Guy is about 40 
and up close he looks about 80 and is covered with scabs. His wife was 
outside the otherday and had taken all the screens of the windows. No 
window washing took place. Screens are just scattered around the junk 
car on jacks blocking the way into the car port. They are 
WYY gone. That shit must simply own your mind and soul and 
shit in your body as a hobby.


Lady that owns the duplex is losing her mind because our Governor put a 
moratorium on evictions in place back in March. She can't get him out 
and he hasn't paid her since then AND has absolutely destroyed what was 
at one time a nice little duplex. Now it's a scab on our community.

We have a large pool of officers and their families coming into the area due to 
SOCOM and MacDil AFB being here. Probably a third of my current neighborhood 
consists of active duty officers and retirees. They make for great renters, 
despite the sometime quick changes that can result from reassignments and TDY. 
However, the housing allowance they get is well over what most rents are if 
they have a family, so renting to them is easy and there is always someone 
right behind them if they leave.

My former neighbor across the street has been renting their house to military 
only for the last five years and has only had about 2-3 months out of that time 
with the house unoccupied. We would have gone that route as well had we chosen 
to keep the place and rent.

That being said, I just didn’t want the hassle of being a landlord. That, and 
the last mortgage we had on the place, a 15 year note, would have made for the 
cash flow to be minimal as well. We certainly would have turned a profit after 
taxes and expenses, but not enough that we thought worthwhile. Had we owned the 
place outright or had a lower mortgage payment, it might have been more 
attractive.

For you, it was probably the best decision. Someone else may have had a 
successful go at it. Being a landlord is not for everyone. You have to be fair

not favor landlords or property owners, and the laws can be changed at a 
politician's whim. The recent moratorium on evictions is a good example. I'm 
sure some states and municipalities have statutes in place that do not allow 
winter evictions, so some property owners are going to be out nearly a years 
rent.

If I was in Kaleb's shoes, one of those properties would be gone. That said, 
there may be other reasons he can't currently sell.

At the start. Sold for $15k over the listing price, had it under contract in 
less than three days after we listed it. Four offers, three full price. Closed 
in less than 30 days, at the end of March. Used a fixed price listing service 
($700) and only paid the buyer’s agent 2%. You would have been proud.

Had a toilet running for two weeks at my Mom's empty house in Oct.
Water, sewage and garbage bill is normally $58 a month. For Oct the bill

Same sort of thing at my home.   I get bills bi-monthly for water/garbage.  
Last time I used water was 12/27/2019 in SEA.  Got the bill for September and 
it shows massive water usage and $180 bill.  Had my neighbor take a walk 
through to see if he found flowing water or anything out of the ordinary.  He 
reports nothing obvious.  Last time I had water usage like that, it was a VERY 
dry summer and I watered the garden, had kids taking showers galore, washing 
four cars, and being teens, having to do loads of wash.  Gave the municipality 
a call and they claim stupidity, but will hold it in abeyance until the next 
reading.  Most recent bill showed even more usage, to the point I am thinking 
the line from the meter to the home has failed and is washing away the 
foundations.  Neighbor once more finds nothing, but does note that there is 
half consumed food and soda in the kitchen, which he had not noticed on his 
many previous visits to raid my tool cupboard.  

SQUATTERS!?

He does another walk through a few days later and still finds no obvious water 
consumers running wild.  Figure it was time to get a real plumber in to see 
about that main line.  They show up yesterday and wander the home.  Turns out 
it was a busted valve on the master throne, as well as worn flapper and float 
causing chronic, but inaudible, consumption.  Total cost = $1k in repair and 
billing.  And I am still not able to get out of GWN and home until summer.

There are people who have small little 1000sqft houses that hardly run 
anything electric with $800 a month electric bills, this is after they 
went to smart meters.

I am not sure where the hell it all went.  The septic tank is either 500 
gal or 1k, can't remember which.  I would have expected the yard to be 
flooded in the drain field but it didn't seem to be.

Yep.  The water company called this morning saying they were out reading 
meters and noticed we must have a huge leak or something because there 
was 90k usage this past month.  The renter has been out of town since 
the 5th for training and we figure the moron must have turned the heat 
off and caused the pipes to freeze.  I get there expecting to open the 
front door and all the furniture comes rushing out with flood waters.  
Do not see anything wrong so I turn water back on.  One of the toilets 
is running.  Apparently the handle somehow stuck up and did not close 
the flapper.  Its as been running full blast since then.  I flushed it 
10 times and it never stuck so it was just a fluke.  Just one of those 
things that happens sometimes.  Anyway, yes the bill is their problem 
and the bill is almost $700.  I would not be surprised if the septic 
tank will now need to be pumped.

Many variables but 2 GPM should be ballpark, so about 40,000 gal.   Or enough 
to fill a 40 ft by 200 dt swimming pool 7 ft deep.  Obviously this is not a

Where do you live?  Where are your properties?  I used to live up there, 
first house was a triple dekka in Dawchestah, I didn't have too many 
problems with tenants except when a coupla girls moved out and left an 
old VW wagon in the driveway which then did not allow me to use the 
driveway.  That resolved after a month or so, somehow, they came and got 
the thing.

Right after grad school I lived in an apartment that had gas heat and 
stove.  It was on the 3rd floor of a big old house so I did not need a 
lot of heat as the lower floors sorta migrated up to me, and I was not 
around much anyway what with working.  So my bills would maybe be 
$20/month if that in the winter.  One month I get a bill for $13k.  
h.  So I called the gas company, went and read the meter, and she 
says well that is the reading we have too so I'm not sure what 
happened.  A week or two goes by and this woman calls me back, 
apparently for some reason the meter got swapped and no one bothered to 
write down the old meter reading, so I got billed for about a trillion 
ft3 of gas.  She waived that bill and just restarted it from that last 
reading, I got a month of gas free.

You need an integrating wattmeter.  Basically a whole-house Kill-A-Watt
type device.  It could clamp onto the feed wires for current, and tap them
directly in the breaker box for voltage.  Then it integrates the instantaneous
product of current and voltage over a lengthy time, which accounts for both
the power factor as well as normal load variation.

It's not an inherently complex device, witness the Kill-A-Watt, but getting one 
that's
intended to do the job you need...  Well, I thought you used to be able to buy 
them.

You need to check for the unexpected, too.  I used to live next door to a guy
who wondered why his apt. power bill was so much larger than mine, yet when we
compared use patterns there shouldn't have been much, if any difference.  Turns
out the apartment complex's exterior lighting was tapped off of his meter.  
Once that
was known he got a rent break from management.  I wonder if the current 
occupants
know this?

Karl, do you have a 'smart' meter?  Those basically allow the power company
to charge you a different rate for electricity used at different times of
the day.  If your state utility / laws / regulations allow it, the power
company can charge you in ways that will be impossible to figure out if
they're fair and legal or not.

Dr. Bill Wattenburg used to have a radio talk show (maybe he still does?)
and he detailed the problems with CA utilities back in the Enron days, I'm
repeating what he talked about.  He also went into a lengthy diatribe of
how the power companies will increase your line voltage above 115 volts,
sometimes as high as 125 volts, so you use more power and they can charge
you more money.  He did a major study when brownouts where plaguing CA 15
years ago or so, and his study indicated that the brownouts could easily
end if the power companies reduced the line voltage so that your house saw
110 volts, with no damage or noticeable difference in how your appliances
etc. operated.  No harm to households, just less power overall used, but
the power companies refused to do that because they made more money with
higher line voltages and the politicians refused to force a change because
they benefit from the crisis, even if it is a manufactured crisis.  Sound
familiar?
