Another thing you might want to think about is the fact that come rain or
winter weather, that floor is going to get pretty slippery, so I think
you're going to have to put in some kind of foot/shoe/paw clean-up surface
in that area after you've installed the smooth flooring. Maybe
I wish I had gotten rid of my popcorn ceiling before I moved into
this house. I looked into having it done, and it is possible to save
the sheetrock.
There are companies that will come in and do it. The spray a
chemical onto the ceiling that makes it turn loose, then the scrape
it all off.
