Hi All,

I was surprised to hear there isn't a link to membership agreements on
the wiki since this topic--along with requests for member rules,
business plans, and other professional business documents--has come up
repeatedly off an on over the years. There is a page for business
plans, but there's only one business plan listed. So...

I just created a new page where coworking space owners can share their
(or other spaces', if they've approved it) business plans, membership
applications / agreements / contracts, member rules, etc. It's linked
from the wiki homepage at the top of the Other Coworking Resources
section (which is at the very bottom of the page). The business plans
page that was there was incorporated into this page. Here's the direct

Have a look and feel free to improve on it!

Please add your professional business documents (you can upload files
and link to them, or just link directly to the webpages where they
exist). Or if they're publicly available and you feel in the mood, add
links to other peoples files that you think are paragon examples.

The wiki used to have about a half dozen agreements. I know mine used to be
on it and I based mine on previous ones and I know 3 or 4 locations have
based theirs on mine.

I have a handful of updates I want to do now that AltSpace has been
operating 3 years. I have not done any updates in 18 months.

[Coworking] Introduction

As many others have said, I’ve been lurking in this group for a while,
taking notes and researching.  Thank you all forthe abundance of info you
all provide!

A buddy of mine and myself and looking to open a co-working spot in Memphis.
 Prior to opening, we have many questions to see if this will work here in
Memphis.  Many of the questions we have have been discussed here.  I'm sure
each of you had questions before you opened.  Since this is a very sharp and
active group, we thought what better place to get our answers.  Questions
include How did you determine the square footage you would need, Did
you have to have signed membership agreements to get financing,
How did you do market research and get numbers to model business
projections, How did you determine your price points, ect...

Ideally we'd love to talk with a few of you by phone to get a better

As a follow up to a question you DIDN'T ask (I think we need a coworking
Rarely Asked Questions as much as we need a coworking Frequently Asked
Questions):

You and your buddy should think hard about what you want to accomplish with
the coworking space, and try to make that story something that others in
memphis can write themselves into. It's an extremely effective way to
kickstart that member research, because a story with a mission that others
can participate in is a honeypot for more people like you.

As an example of what I'm talking about, IndyHall's original battle cry was
Because working alone sucks. People who agreed, latched on. But once we
were no longer working alone, we needed a stronger positive statement.

We operate on the core mission of *making Philadelphia* *a better place to
make a living doing what you love.*

The group that self selects alignment with this mission is an amazing group
to be surrounded by. And, it's not limited to members. It's helped us
align with local businesses, universities, organizations - even city hall -
because they know what our higher purpose is and that it's something they
want to contribute to.

The higher purpose of your new business might not come right away. But
seeking it should start now, if it hasn't already. Even the process of
discovering it is a very useful and healthy process to go through in
determining what your priorities are, something that makes decision making *
so* much easier down the road.

 model - we knew how many members at certain price points we were going to
 have, and had estimates of how those memberships might grow. We also knew
 the general vicinity of where people wanted to gather.

 we were able to determine how much rent we could sustain out of the gate.
 Our growth estimates gave us an idea of what that number might be in 3, 6,

 provided enough room for the people we already found + room for growth. That

 prospective members - for $2k spaces ~2000 square feet.

 2 years later we grew into a space 3x the size, and the basic same math was
 applied - here's how many memberships at each level will bring us a certain
 amount of revenue, here's how much space we need, here's where they
 intersect - let's look for spaces in that intersection.


 Did you have to have signed membership agreements to get financing

 We had signed membership agreements and accepted membership payments for up
 to 6 months of prepay to give us cash in the bank  runway. We opened with
 zero external financing. $10k of my own money + ~$5k in upfront membership
 dues.


 How did you do market research


 Go outside. Talk to people. Especially people behind laptops who are by
 themselves. Find out what's great about their work life, find out what
 sucks. Look for patterns. Fill gaps.


 and get numbers to model business projections


  Start with finding your membership before you worry about space, those
 numbers will hand themselves over to you.

  How did you determine your price points, ect...


 Talk to those prospective members - try to determine how much do they think
 you'll want to be at the coworking space (ask how often they work outside of
 their house already) What other memberships or business products do they
 for? Get a feel for their spending patterns - present options for price
 points before they're set in stone to get feedback. Never be afraid to
 adjust.

 Most importantly, look *past* what they say for examples of what they *do*.
 That's the source of quality market research information.

I have just started but learning from mistakes.
My first lessons relate to choice of location, bootstrapping with minimal
investments and partnerships with investors. Early stages yet and have not
quit despite odds. I know it will improve as I find more support and

[Coworking] Thank You to this amazing Coworking Community!

I just wanted to say thanks to this wonderful coworking community.

My team and I embarked on a journey 2 months ago to create a business
plan for a coworking space for our Capstone class in Graduate School @
Texas Woman's University in Houston.

Although there were some minor hiccups, for the most part our
professor was happy with our final product.
We could not have done this without the openness and support of this
coworking community.

Our focus these past couple months has been on the Bay Area, however with
this new release the world is open for business and any space owner/operator
anywhere can create a basic listing in LiquidSpace (it was a kick waking
this morning to see a new listing in Phuket!).   Thats the first easy step
and its now a self service capability on our site.   If you or others wish
to turn on the full workspace booking capability so your members and new
prospects can locate and book your space via mobile or web,  we will work
with you directly to take that final step (this too will soon be
self-service)   Help us spread the word up and down the front range and
beyond.

So, the bridge thing I proposed won't work with the mobile call ins-
YET.  They are working on it as we speak.  In the mean time, is there
a consolidated list of everything that is going on for coworking day?
I'd like to do a blog post on our company site and maybe have a list
of all the coworking activities taking place.

what is the profile of the people who co work in each center?
Are most of them in a center in related professions?
Or Are they diverse and unitied only by virtue of the location of the
center?
Should a coworking center target people from specific professions initially?

Hello Wise Co-Working Friends,

It's been way too long since I've participated with this group. Suite133 is
still here and growing. We may be neglecting our coworking community duties,
website, and self-promotion, but we are still here.

Here's my question for you. Have any of you had companies register your
address as their own without actually being a member? In the four years that
we've been around, this has happened twice. First it was a limousine
company. Then it was an alarm company.

We first discovered it when someone dropped into our office to look for one
of the companies. A few web searches later and we discovered our address all
over the interwebs and in business license filings that were not related to
us.  At first we got rather worked up about it. Our attorney, however, told
us to not worry about it as there was no actual harm being done to our
business. So, just the other day a few more people dropped in to see someone
about an alarm system. Again, our attorney (who has a desk here) tells us
that this is a problem for state/city government types that handle licensing
and not us.

I'm curious. Have any of you run into this before? If so, what did you do?

Any input would be appreciated.

Hmmm, that sounds annoying. I would contact the companies and ask them
to buy membership to continue to use the physical address. Despite
what the attorney says, I wouldn't want any company using my business
as their front. It seems shady plus it creates an awkward situation
for you every time someone comes in looking for them.

I don't think there should be legal issues if virtual offices are legal,

Virtual offices are legal - but the services don't fit the core values of
coworking without some weird bending reality.

Our focus is on community workspaces. People who never show up *aren't
community members*.

If they want a service like a virtual office - there's companies that do
that. I don't think coworking should be confused with this service though.

We have had that happen several times...resulting in mail coming to us.

Up until now, I had been writing on the letters that come in (like the
person's business license) Return to Sender and just giving it back to the
postal person.

However, a coworker says I should just put them in the circular file...I am
thinking of that option.  He says we are under no obligation to keep the
mail, or send it back.

How does everybody handle the mail delivery itself? Do you notify people

Derek! So glad to see you writing in, and so glad to hear that Suite133 is
still rockin'. We need to coordinate another field trip!

Anyway, I'd definitely try to get in touch with the folks using your address
as their own without actually being members. It's just shady and they need
to know you've noticed. Sending back mail is one thing, but sending the
message that what they're doing isn't cool is another. Yes, it requires you
to do more work, which sucks. But if it were me that's what I'd do.

I recently moved from the US to the UK and used a mail forwarding service,
they scan your mail, email you and post an envelope scan online. You can
then choose to scan, forward or shred. They won't forward credit cards or
bank statements https://www.mailboxforwarding.com - seems like a ok
business. A few companies do it but it can be pretty expensive.

re: mail - We sort the mail as it comes in. If it looks like a check and the
member doesn't visit on a regular schedule, we MAY send an email. Let's just
say that we don't exactly have a formal process.

here. Our company took it over from my original partners when we outgrew our
own business model. Same space. A few difference faces.

You also have to be careful, I had a member list their business on Google
with my address.   Google flagged me a potentially shady and took me off
google maps for 2 months while they thought about it.

Hmmm, that sounds annoying. I would contact the companies and ask them
to buy membership to continue to use the physical address. Despite
what the attorney says, I wouldn't want any company using my business
as their front. It seems shady plus it creates an awkward situation
for you every time someone comes in looking for them.

In Santa Cruz we sort the mail and deliver it to the peeps who have dedicated 
workspaces. For our Cafe members we keep their mail in a big file cabinet, 
divided into files per member. We email them once a week to let them know they 
have mail.

One of my favorite things to do during the day is deliver mail to members. It's 
a nice feeling to see the smiles when I hand them a check and it's also nice to 
get to say hi for that brief moment :)

We researched this as we worked on DurangoSpace (prior to our Feb 1st
opening this year).

Here are the rules of thumb we came across:

For each coworker, you need about 100 SF, so our 2,600 SF DurangoSpace
facility can handle about 20 to 25 people (coworking, meetings, casual
space).And the usage rate, is about 3:1 or 2:1.   So for 2,600SF,
you can service 40 to 50 members, depending on how crowded or empty
you are managing the space.Research show coworking or shared space
occupation rates at 35% to 50% of members using the coworking space on
any given day.

For hard break even, we are using gross rent X 1.5   (to cover rent
and utilities and basic costs).To make money we are figuring gross
rent X 2.5 to 3.5.So how are we doing so far?Some months we
have barely made rent and dug into start up funds for utilities.
Last month we turned a small profit, but we still have a ways to go.

Our pricing (see our web site), based on the formulas above:
   Daily Pass=$20/day 5-day (5% off), 10-day (10% off), 15-day
(20%off)   These are open spaces
   Monthly daily membership at $225/month, with a 24/7 at $265/month
   Semi-private (2 members per closed or private office) would be at
$365/month.

And we rent our private meeting and conference room space at member
and non-member rates.

[Coworking] Milking your Opening as long as possible, Jasper

We milked our opening for about 4 months, as we need all the publicity
we could get.

So a pre-launch reception for invited list to check out space (January
2011)

A  soft opening, with minimal fanfare in early Feb 2011, and we landed
a follow up story from local paper

A formal grand opening (complete with adult beverages, food and
festive atmosphere) on April 21, 2011.   We wanted a 3 month shake
down cruise before we went fully live.

A ribbon cutting by the local Chamber on June 10th, at which time we
had milked the opening events for all we could!

For our 2600 SF DurangoSpace facility we have one restroom.That is
adequate, but for larger meetings (we can seat up to 25 in our main
workroom, if it is morphed into a conference room), one restroom gets
dicey. So we pre-clean, during the meeting clean and post-clean.

On several occasions, we'd have plumbing back ups (always when lots of
folks at DurangoSpace).  So have a back up next door or across te
street!

Hello from Durango.Let's face it, Durango is becoming famous for
craft beer and locally roasted coffee.  And one of my consulting
clients (my other job) is a locally based coffee roaster (Desert Sun
Coffee) www.desertsuncoffee.com So that is what we use
exclusively.

So you need to start with locally roasted fresh coffee...DSCR
organic and fair trade is a plus.  Glen and Erick really support
us!

We had Desert Sun install a commercial drip Bunn brewer, with plumbed
in water and a filter. Below, Pat points out that cheap coffee
(like grocery store ground), unfiltered water, dirty decanters equals
bad coffee.I'd add that locally roasted and just ground really
makes for better coffee.But since we purchase in 2# bags, we have
Desert Sun grind for us, which is more convenient. Our Bunn brewer is
a preheated (at 197 degrees) one button push operation.  Simple,
sweet and perfect coffee.And we have 2 Airpots, so the coffee
stays hot and fresh most of the day.Good beans, local roast,
freshly ground, filtered water, drip coffee into a Airpot will combine
for coffee that supports your coworking brand.   And we co-brand with
Desert Sun, because folks (in Durango) know their coffee is good.
And it supports the DurangoSpace brand.
