Thanks everyone! --Keep the ideas flowing. Just had a person take a 
"hiatus" because he enjoys sitting on his deck and working on his laptop. 
Not much networking there, but its more scenic.

I like the STEM idea, but not sure about how to do this in a non-school 
setting. Seems to need alot of ramp up time, too.

Thus summer slowdown seems to be a real challenge for the small operator.

[Coworking] summer slowdown?

Hi...we just opened 3 months ago and got off to a decent start, but now 
with Summer coming, I am seeing a drop off in interest and space use.  I'm 
looking for ideas to overcome this and grow this summer.

Is it common to see summer slowdown?  We're a small place, so having fewer 
people is noticable by others in the space and those who visit.  ( It may 
look like we are not doing well)  - Any advice is appreciated

[Coworking] Computer Monitors? --Should we offer them?

I have a potential member asking about a second monitor so he can plug in 
his laptop and see a larger screen.  What is the consensus here?  is it 
common to have monitors at each desk or does anyone offer them on a rental 
basis?  And do you use desktop mounts or free standing?

Alex...what are your thoughts on a MESH network?  does this help with 
latency?  We are considering increasing our speed (currently at 25 dl / 4 
up) and thought maybe we should try a mesh network ( Ubiquiti  or Google or 
EERO) -

[Coworking] Do you require Hot Desk users to schedule or walk-in?

Wondering. Since we have limited space that we want to get maximum use out 
of, should we require our "hot desk" users to pre-schedule or at least 
call?  I hate to turn people away, but feel in order to accommodate, people 
should plan.

We are a small space owner and may not even open if people are not using it 
for the day.

[Coworking] Attn: Small CW spaces-- how fast is your internet?

we currently are running ATT 24 DL / 3 UL  --  We only have space for 15 
people (UL video too at times), also an internet based phone service.   I 
can go crazy and get 150 DL or 75...but is it really necessary?

And now ATT offers fiber.  Can someone advise?  Thank you.

[Coworking] WIFi --anyone using a MESH network?

Hey everyone.  We need to beef up our WIFI and wondering if a MESH network 
is a good investment.

We only have room for 15 desks and currently we have junk ATT internet 
(about 25megs DL  and 10 up--ha!)--  looking at Comcast 75 DL  25 UL..I 
think that should help a bit, but will a Mesh network also?

[Coworking] SMALL SPACE OWNERS -- HELP!! How to make money in a small space ?

Been doing a lot of research (reading, meeting, and talking) -- Also 
looking at build-out costs.  Nevertheless, we still are stuck with a small 
space ( about 800 ft open coworking and one 10x13 private space)

I had a designer tell me decorating, new furniture and space planning would 
run me  $17-20,000 (our place is clean and has fresh paint now) --

Based on rent of about $8 per table ( we think we can have 10 --without 
making it tight)-- $80 /day --$240 month... plus private office $400  
--that all seems too little. 

So To ALL of YOU with Small Space, how do you make it work?

My thought is for the desks which face each other in the hot desk section, 
not the dedicated section. Thus people would have some privacy in their 4 
desk (2 side by side and front to front) arrangement.

Would that be beneficial or detract from the open setting?

I have been thinking about this as we plan our opening. We are in a 
suburban neighborhood and I would like to work with local shops go offer 
discounts to our members to get traffic in to them.  This community we are 
building has the opportunity to help other local businesses as well. No

Let's revisit this in 2018/19 ---  As we build out (we have limited open 
space by the desks -- are resident members preferring a cabinet at 
their desk or are they ok with a wall of a few small lockers?  We wish to 
be prudent and not waste money or space on items that people do not use.

[Coworking] Do we REALLY need to buy a dishwasher? -opinions please

Small space about 10 desks and 2 offices.  Will hold about 20-25 max.  We 
are adding a small kitchen counter (microwave, sink, fridge and cabinets) 
--This is not a full kitchen and the area we are putting the counter in is 
small.

Thus, should we also add a dishwasher?  In the long run, it would require 
more electric installed and the cost of an extra small water tank and the 
actual dishwasher (quiet one).  

We do intend to hold events, but nothing major.

So...now that we can accept mail --how do we charge?  Do most of you 
include it in your monthly memberships?   I know people like having a real 
street address.
We're just getting our business started, so this could be an incentive for 
new members?

I am aware of services that offer mail forwarding, etc..but we can review 
that down the road.

We also do not intend to buy a bunch of steel boxes at this time, so a good 
method to sort and store is helpful.-- but only during business hours as we 
want to keep it locked up.

One of the MAJOR draws to me for opening a space is HUMAN contact. I am the 
type of person inspired by others and motivated when around more people. 
The thought of working in a place void of this is a killer to my plan.  
Therefore, for me, having a good mix of people in our space is important. 
Not all computer facing people and techies.

[Coworking] I hate a morgue feel (need a space with life)

As we embark further on our plans to create a coworking space. I have to 
explain something. One of my hopes is energy within.  I sure don't want 
someplace where there is only library quiet.  Am I out of line?  I enjoy 
banter and a feel where people enjoy where they are and with whom they are 
around.

So...how quiet is a coworking space expecting to be?  I am not professing 
it to be a loud frat house...but do people frown on others who engage in 
lively conversation within the open space?

In your mind--what is the perfect decorum?

OK.. we filled out the form for the CMRA with the Post Office 2 months ago 
-- after many calls since then, they finally called to say I was approved.  
I asked for a letter and they said it was not necessary.

I know my tenants will need to fill out a form in order for us to accept 
their mail, but I found it odd that `1/it took 2 months ( our local 
postmaster was not familiar with the form...never saw one before mine--but 
our city does have a UPS store..hmm)--- and odd that I need no written 
approval.  ( I am concerned that this could backfire)

This is such a crummy situation --for you and your good tenants.  I guess 
he took 24/7 too literally. Nevertheless, you own the building and hold the 
cards. Go into his space ANYTIME you need to.  I do that with my clients. A 
simple knock on the door and I know if it's a good time or not.  At this 
point, he KNOWS you are wanting him out. Just be careful that nothing gets 
ruined.

Attached is our current space allocation. There is a wall adjoining the 
bathroom sink wall. Thus plumbing is not a problem for the kitchette.  We 
do have space just outside the bathroom which could be a space to 
congregate...but who would really want to that...there?  Not sure what to 
with that area --more ideas welcome.,

[Coworking] No room for a kitchen--what do I do?

Our space is small (under 1500 ft )  so we are thinking of foregoing a 
kitchen and having a counter with a sink and small under counter fridge.  

I seek ideas and photo of other spaces who have a similar situation ( no 
full kitchen)

[Coworking] Zoning concerns

We own a two-story building in small downtown central business district. We 
currently operate a media company on the first floor in this space which we 
want to continue using but also create a co-working space. The town wants 
to limit "offices" to the 2nd floor and thus the coworking idea may be a 
hard sell.

Is anyone on the first floor of a central downtown business district?  Did 
your city have any concerns?  I could use some "selling tips" to convince 
the village to consider this concept and not see this as a "change of use"

We are in an office space (about 1500 sq ft) that we are considering 
changing to coworking. Currently, we have 4 offices (we occupy one and one 
could be for a meeting room), thus we have 2 rentable offices, a lobby and 
open space. The open space accounts for about 50 % and each office is about 
10x13.


Is this a good percentage?  Looking for ideas.  Thank you.

Hi everyone--time to get serious about mail delivery.  I wonder how 
critical it is to have USPS approved locking mailboxes.  I have applied 
for  CMRA status and my local PO has no clue what to do - I even printed 
out the form for them.  This really took me by surprise since we're in a 
suburban location, not in the country so there is alot of businesses out 
here

Nevertheless, I want to be approved and wonder if those of you who collect 
mail for members or just "virtual" actually have locked mailboxes for 
them.  Thoughts?  I will not but the boxes until approved.

building--2800 sq ft, plus functional basement) -- two tenants including us

We'll be adding a Podcast / Vidcast studio  to our space and looking for 
ideas  We have a low basement ceiling  6.5 ft.  So we cant really do 
standing shots.   What size should our studio be?  We think we can mount 
cameras to the ceiling and/or on the table.  But I seek ideas from 
the experts hereo. will 9 x 15 work?
