Dilute vinegar is useful for urine smell (the acid attacks the proteins in
urine). There are also several commercial enzyme preparations.

Prevailing rate.
Get a couple of estimates to repair the damage, or track your hours and
talk to some contractors about how they bill time.
Doesn't matter who does the work.

When repairing property and paying somebody to do it, you pay labor costs. If
you do the work yourself, you are not paying cash out for the label but time is
money. When it comes time to sue renters for damages, how do you come up with a
rate for your labor? Or can you claim labor if doing that
You need to get that enzymatic cleaner that neutralizes pet odor. Let it
soak into the concrete for a while. Then scrub with bleach and paint
with Kilz or Zinsser Bulls-Eye.
Then never allow pets again. Write into the next lease a $10K penalty
and immediate lease termination if you catch them

On the back of the house is an enclosed porch that is now an office. It is
connected to central heat and air and had carpet. Renters took it upon
themselves to rip out the carpet. I found out why. It smells like a dog kennel
in there. It is so bad it is causing the rest of the house to stink.
What we get for rent each month covers the mortgage, insurance, taxes etc. We

Who connects a washer, turns on the water, and ignores the fact that it's
dripping for a matter of years? Answer: a renter who rents because they
can't handle home ownership
Get rid of the rental and use all the money you keep plowing into the rental
to pay down your current mortgage. The amount you're spending can't possibly be
offset by the rent you're getting or the equity you're building...

that are supposed to move in on the 15th. Lots of damage from dogs. Will never
