My last AP was a Dlink 900AP+ and I was running 5V over 100metre of Cat
5 and that got power fine - I am going to try an 18V supply

I would say it's a power issue over anything else.  I guess it wouldn't
hurt to put new RJ45 ends on to see if that fixes your problem before
you go by the power supply.  But 100 meters is just to far for 12V

Make sure if you get one at Radio Shack that it outputs DC voltage and
not 
AC. I bought one there without paying attention, and it was VAC. Also 
you'll need to buy an adaptor to make sure it will fit into the
powershot. 
(You should probably take the powershot with you to the store.)
