For what it's worth I would call it a porte-corchere. It must be kept clear for unloading so no parking. Hopefully they would find another entrance if it was on fire.
We here in AZ like you in SoCal sprinkler almost everything outside because we can use wet systems. Standard practice is much different in freezing climates.
