Exactly, Steve. To others on the forum, this is why knowledge of building code requirements can be so vital to what you do. Given the concept of "distance to a property line" either real or imagined, buildings usually need to be set-back 10 feet. So two buildings with an imaginary property line between them would need to be 20 feet apart; but the building code allows variations to that rule depending on a variety of conditions. The architect and the AHJ knows what conditions are involved to achieve a compliant building. Simply not being connected to each other does not constitute separate buildings.
If the building plans have been approved you can generally find all the required information you need on the plans; but if you're being called in to bid on a building before the plans are approved, well ... I wouldn't want to be in that situation without a good report with the architect and AHJ. However, the local building code requires the sprinklering of "porches and balconies" notwithstanding the 13R permission for deletion. So say it is a 13 building. This building has a portico or porte cochere near the main entrance of the building, which is not attached to the building. I don't know the exact clearance between the two structures, but for argument sake, say they are 3 feet apart. The contractor claims the portico is not attached to the building, so doesn't need to be sprinklered. Any views from the forum?
