I'm usually more concerned with grinding which releases a lot of fine particular metal into the air. No grinding or filing! I've had welding done in proximity to servers before, about the same as you list, without issue with some considerations taken.
However, perhaps you could put up plastic between the rooms to stave off most of yoru concerns. Some nice 4 mil plastic sheeting and good tape around the edges. (that's not their only way into that room, is it?) Maybe they could exhaust air through the shaft using negative pressure and fans.
