My first reaction is to worry about the effect of smoke/welding fumes

Fumes would worry me a bit (molten metal), smoke probably not so much
unless they manage to start a fire. I'd also be highly wary of arc
welding, which strikes me as essentially a barely-controlled EMP.

you don't have welding without grinding and a lot of dust kicked up.

The suggestion that was made earlier about putting up plastic to isolate the work areas is a REALLY good idea.

If you look around at places that support home construction (especially in the subspecialty of asbestos abatement) you will find that there is an entire mini-industry that deals with this, including filtration fo the air, positive preasure, etc.
