Sounds like you have the HMM for your model so you have
appropriate instructions.
The fan may not be CRU but someone with a bit of mechanical
skill will not find it difficult.
I replaced the fan in a T43p. That uses thermal grease for the
CPU and a pad for the GPU. In my case, the pad was adhered
to the GPU and had to be pried off. I then cleaned the remaining
pad material left on the GPU. I also cleaned off the leftover grease
from the CPU. The new fan (purchased from the IBM/Lenovo parts
place in Boulder) came with dots of grease already in place for the
CPU and a new pad for the GPU (the pad was fastened to the fan
assembly). Not a hard job and the fan no longer sounds like an
outboard motor :-)
