It would have to be. MU-MIMO assumes you can use mutliple spatial
streams to transmit to multiple CPE at the same time. It doesn't make
the individual CPE faster.
To claim 500mbps, they must also be counting on 256QAM. I bet in the
real world you'll get 1/2 to 2/3's of that depending on what your
tolerance level for weaker connections is. Which is still pretty good
of course.
