Uhhhmmm, yeah....    I'd quote him $250/mo for business class service with
an SLA, to a demarc point (100BaseTX handoff on a wall jack) and figure out
a separate way to sell, on its own contract, a "managed" local wifi service
consisting of a dozen Unifi APs (which the customer purchases and owns),
and pays management for on a monthly basis.

Maybe something like a set of Nanostation M5 Loco to do very short distance
bridges between buildings on his campus, feeding the Unifi omni APs, if
there's no practical way to run cable.
