You're absolutely correct! In fact, I'll add to it.
There are going to be only two, or three, types of People able to buy (Afford)
the Luxury Condos:
- Those who are very Wealthy
and are buying a "Vacation" Home (Probably 35-55%)
- People , also wealthy, who
are retiring (Maybe 10-20%)
- Semi-Local People on the
Business Upswing who take a risk and "Go for it" (The rest)
Historically,
Condo Owners, even if they DO live in them, care much less than single and
multiple family homeowners about the City & Community which they live
in! The ones who do live in them as a primary residence don't WANT any
entanglements with "Cutting Lawns", etc., OR with the Community!
They also tend to not want kids, so less get involved with the school System,
too.

moving entire generations away from the place they grew up especially when we
are talking about small towns here. "
What's also an added factor, which no one else sees, is that
So, if you get rid of an existing Workforce prime and ready to work in the
small businesses Opening up, and make it harder for them to get to existing Jobs,
you're creating a new Social Problem which actually hurts the Middle Class the
worst, as well as the Rich!
That's why three tier Affordable Housing is the way to go! It would even
benefit the Middle Classed people relocating from North Jersey,
Plus, last time I checked, God was the one that made the Ocean, NOT a Person or
Corporation! Which means, NO one really has the right to prevent people based
on economic class to live near water! In
Wanna talk Tax Ratables? Fishman and our City is giving these super rich
persons a 50% Tax Deduction for 5 Years, and a 25% Deduction the following 5
Years! Where will the difference come from ......... YOU, the current Tax
Payers! Why should Rich People who pay less than 10% Federal Tax get TAX Breaks
on $1 Million Summer Homes?
Also, Lighty made an excellent and true statement about the People not BEING
here 50 Weeks a year during the Week. It doesn't support the Businesses opening
in the Downtown and main Street virtually at ALL! That's WHY they're only
open NOW from Thursday through Sunday (Off Season, anyway), and most of those
newer business Owners have to work TWO Jobs just to keep their doors open.
In addition, instead of fighting a Shelter, WHY aren't the carpetbaggers from
NYC and elsewhere getting All Over Fishman's BUTT to complete Convention Hall,
the Casino, the Pavilions and the so called "Entertainment District, which
combined, would Quadruple (Or more) the "Foot Traffic" in the
Downtown and on the Boardwalk? If they also built the Hotel they're
supposed to, the City could do Conventions, which they can't now, without even
a decent Hotel, or even AIR Conditioning in the falling apart Convention
Center.
Asbury Partners is IN Default on doing those parts of their Written
Contract! How does THAT help even the self-serving People who vent in
here? By the way, those things would also create Permanent JOBS ... For
the People like those who are Homeless NOW!
There's plenty of space which can be rebuilt on the West Side with Affordable
Housing and Small Businesses, but there just isn't the will to do it!
Upon exit, I will say that yes, Lighty, year round people would have MUCH more
interest in the City! If the Redevelopers STOP Disenfranchising the
existing People who live here, just because of their low economic status, and
Include them in the benefits, then THEY would also have a Great Interest in
participating, too! They've just been screwed for over 30 years now, and
have lost Faith in all of the People who held them back. And anyone who arrived
in town 4-5 Years ago, and hasn't spoken with someone like Susan Maynard about
the Social History here, has NO right to criticize these People!
