The costs are coming WAY down, and the breakeven is getting shorter and
shorter.

The house I am starting to plan to build will have geothermal, solar
(passive and active), wind, and am even hoping for a little micro hydro
plant, depending in zoning and regulations.

Also, it will take advantage of modern building materials, insulating
techniques, and energy usage.

This should all add about 22K hardcosts to the build (about 20%), and have a
break even of 5 years. Maybe less.

And after 5 years, probably a slight net gain (actual income).

Check with your local, state, utility and federal entities, as there are tax
breaks, grants, low i loans available left and right.
