Susan: Thanks for the break down. This is always good information and I would like to know what you're sq. ft. is.
Bruce: The 3' 3" is tight because each worker needs about 3' to 3' 6" to work comfortable with a laptop, pad, and cup. If this amount is for two people then I think comfort would be very limited and not work well for your space i the long run as it fills up. The price does seem very steep because the general rule of thumb from this group is that each workspace needs about 80 to 100 sq. ft. when all common area is included. Based on this methodology your space can hold between 30 to 37 workspaces. There are clever ways to use space design but beyond 37 spaces will be very tricky and anything more than 5 extra spaces will really start to get tight. (note: this is workspaces and not total memberships) I would also recommend the 3 to 4 person office versus the 6 person offices. However, if there is interest in the 6 person offices than go ahead but I know the smaller teams are much more common because they are small software companies, agencies, or remote teams. I would recommend that you check out a WSJ article examining the cost/ sq. ft. It states that many coworking spaces are earning $32 to $53 per sq. ft. and that seems to be accurate from my experience at Creative Density in Denver. If you are trying to make this a money making venture and sustain yourself than you might want to find other ways besides membership with such a high rental rate. The memberships will pay the rent and expenses but might not build a full salary and there are great posts in this group on other ways coworking spaces are making money (classes, sponsorships, investments in members, etc.). http://online.wsj.com/article/SB10001424052970203791904576609301747256470.html I hope this helps.
