Bruce:

I read the article as it is earned because it is what the coworking
spaces are asking in rent. They follow up by saying that most closed
offices in the area rent for $21 to $36. I assume that the $21 to $36
is the going rate to rent the space in this area but coworking spaces
are able to charge up to the $53 because of the space design, business
model, and premium that coworking offers beyond space.

Quote from WSJ 'The total vacancy for a "creative" space with open
floor plans ideal for co-working was 2.54% in San Francisco in July,
and the asking rent ranged from $32 to $53 per square foot per year. '

Making your space total 6,000 sq. ft. makes a significant difference
because that is involved in that 80 to 100 sq. ft. per workspace. Just
as Jerome and Alex said that most shared space (kitchen, conference
room, lounge space) is workable spaces. We have people working in
these areas frequently.
