Aliza, it sounds like it's a judgment call. There's a balance to be struck between what you can practically get done now and what you want it to become.
I pushed hard to get a big space of our own right off the bat, but it wasn't practical at first, so we started with a temporary sublet. It let us get in the door, work out kinks, and start building the business with very little capital investment and minimal risk. 18 months later, we were actually ready to take on the big space I wanted in the first place. Not nearly as quickly as I wanted, of course, but that was how it worked out. If you have the means, and are able to wait until you get the right deal, then by all means hold off. Especially if you plan to invest heavily in the space. What kind of renewal option are you hoping for?
