Tony, Economically it makes sense for us to start with this smaller space at a discounted rate... it's the right size for the first year. Ideally I'd like an 18 month lease with two 2 year renewal options - and I'd be fine with paying a bit more at that point in time (but can't do so up front since I am likely funding this largely out of pocket). I'd also like the ability to start renting the other floor when it becomes available (that date is currently unknown, but I'm guessing is likely to be within 1-2 years based on the owner's situation). I'm taking some members of our community through the space next week. If they're excited about it, I'll work with my realtor to come up with some creative proposals.
