If I were to guess, your landlord is giving you a very cheap deal but doesn't want to get locked in to both that rate, or the risk of your new business to stick around longer than a landlord wants.
Remember, a lease is effectively a partnership w/ your landlord, and both sides have to be ready to commit for the long haul - nothing personal.
