Since October, MPHA has been 99.5 percent occupied, and was 99 percent 
occupied for 65 straight months before that.  The vacancies are due to unit 
turnover.  This includes 4,724 highrise units all of which are either 
occupied are under turnover (typical turnover time:  15 days).  In addition 
there are approximately 1,000 scattered site and townhome units.  Currently 
7 scattered units are under rehab for lead abatement.  There are a couple of 
scattered site units under turnover.  MPHA owns no other vacant or unused 
residential property.
