I don't know what is the best way, but here is my way... Add an adjustment layer "Channel Mixer" and tick "Monochrome". Then click back on your background layer and add another adjustment layer, this time a "Selective colour".
Both adjustment layers will give you control over the image and then you can just flatten or leave it as it is to use the original colour file if you need to.
