Thorin, First off, you are doing OK on your track planning, and you know what you want to do. Now all you have to do is adapt the track to make it work.
Although most commercial turnouts come with an attached throwbar and ties, these are not always correct or useful. If you look at prototype installations you will often see in yards that all switch motors or throws are on the same side of the tracks no matter which way the track goes. You have to feel free to alter the throw on your commercial turnouts, which means cutting the parts. If the ties are in the way on the "left" side, then cut them off and splice them back on to the "right" side. If there is not room on either side, then you can do as the prototype has done, and extend the throw linkage beyond the adjacent track. Simply, do not think of your commercial turnouts as unalterable parts. They can be modified in many ways to adapt to many different situations. As to the need for track between the turnouts to achieve the correct yard track spacing, this is also normal. You just need a piece of track cut to fit as needed. Think "flex track" and "cut off disc" and you're half way there. Just use proper care when using a powered cut-off disc, as there is always the potential for injury. Protect your eyes above all.
