I would avoid the term lease as in many countries this implies many
legal things.

AltSpace works on monthly. The first month is until the day of the
next month and then we prorate the next month to get them on calendar
month billing.

We have some members just sign up for a month but they tell us at the
time. Fine by us.

The rest are on monthly basis. Sometime people drop out with little
warning. Had my first member sign up drop out as his employer is
having some 'issues' with 'money'.

We offer discount for people prepaying 3 and 6 months. About 20% of
our members use that approach.

As one of the few architect/designers in this coworking sphere, I'll  
chime in.  I've had very very few architects or other building- 
industry designers here in my 16 months of operation.  So,  
collaboration is zilch.  Basically, this group of freelancers or micro- 
size firms just won't pay for space.

As for what works, are you asking about size of spaces, desks, and the  
physical construct?

Our membership billing cycles are mid-month, giving people 15 days to pay
(due at the end of each month) when our bills are also due.

Also, I think there's a fundamental and important distinction between
"lease" and "membership".

The structure and content are designed to impart a sense of responsibility
to the community, rather than to a desk, which we've seen people identify
much more closely with.

We've also offered incentives for signing up for longer periods of time,
especially with our lower cost membership levels. Not having to invoice a
basic member $25 every month lowers administrative overhead, and puts cash
in the bank.

Netroots Nation . Also in the DC area this

mischief-making. And looking forward to visiting and doing a talk at Workantile
Exchange  (L:Ann Arbor, MI) as part of a

We used to have something as flexible as Business Playce, but we found
out the 'let us know as soon as possible' bit led to people telling us
on the first of the month they wanted to leave (like that day), so we
have the 30 day membership agreement with 30 days notice now.

you.

I assume for cash flow projections it would be nice to have a long

My business partner and I started Business Playce in Fredericksburg,
VA last November.  We've done 1 expansion in May and have filled our
space with full time residents, but still have room for 3 more part
timers.  My business partner lives in Frederick, MD and after we
finish working all the kinks out of our Virgina location we plan on
laying the ground work for a site in Frederick.  When you move to
Frederick give us a call, or visit our VA location we have a small
community already interested and would love to find like minded people
to help us defray the cost/responsibilities, etc.

[Coworking] Hey all

Just joined up after lurking for a week or so. I'm glad to be here and
very interested in the coworking idea.

I'm a finance student that will be graduating this year, so I find the
coworking concept interesting from a financial point of view. I've
been trying to crunch the numbers and I can't figure out how some of
these places are cash flow positive; any help in that department would
be gladly received.

On a lighter note, I am located in (frigid) Minnesota and will be
getting involved in the local coworking scene soon. Community is a big
part of what I like about college, and I hope to continue with this
once I graduate.

Here's to hoping that all your spaces are profitable!
