I didn't realize people actually bought passes to SXSW. There's so much going on outside the actual event proper that I didn't think most of the folks on this list ever bought passes. Open. We've got 20 dedicated desks in a large open plan space. Probably self-selecting, but the folks here seem happy with it. Easier to start or join a conversation with neighbors, and lots of energy seeing other people excited and working on their projects. Occasionally we have bizarro moments where it seems like everyone is on a phone call with a client, but usually it paces out fine. The fact you would also have dedicated private space for meetings and private calls is valuable. Yes, I need to put in a big vote for open here as well. Walls are barriers to culture. To the extent that you want coworking to engender common culture, you want it to be able to flow freely. We have two large rooms, and two small offices that hang off the one largest room. Invariably people want to be in the large main room because that's where the energy is. The folks in the two offices are constantly poking their heads out to be a part of what's happening in the main area. The secondary room is more of an overflow room at this point and it only gets used occasionally or for meetings. If it was used every day all the time, it would invariably have a different cultural feel to it than the main room. IndyHall, in its version 1.0, had two floors and Alex has remarked that the main floor and the mezzanine folks had two different cultures; not vastly different but enough to notice. That all said, Beehive Baltimore's space is something we took over as-is. If we get the chance to design our own space, it'll be primarily open space with perhaps a couple of meeting areas and possibly some tiny spaces appropriate for phone calls. If you're doing nothing but private offices I think it devolves into being executive suites pretty quickly, and that's a different thang. [Coworking] camaraderie now has a home!
Hi all! It's been a long time coming, but we're finally able to open a space! Wayne and I signed the lease yesterday for a beautiful space in the heart of downtown Toronto. 102 Adelaide St E is an historic building (almost 200yrs old) which has been very well cared for over the years. We have a stunning view of a beautiful park, steps to major transit and great neighbourhood amenities, and easy access to highways. The space itself has one main workspace and two meeting rooms (one that will be set up as a boardroom and one with soft seating for a more casual meeting room). There is very little to do to the space, just taking down a few walls and fixing up the dark wood floors. We have some pictures on our space page and on our latest blog post at http://bit.ly/azTkMn, but those will be swapped out for better pics once the renos are done and we get the space filled with furniture. We get the keys to the space on Mon, and as of Feb 15 Camaraderie will be open for business! We are so excited and we really couldn't have done it without the guidance, encouragement, and wisdom of this group. You've been very helpful and friendly - camaraderie at its absolute finest! I'd also point out that, anecdotally, I've seen spaces have to work much harder to fill coworking when they offer both options (private offices and open coworking layouts). The problem, I think, is that private offices are familiar, and people will gravitate towards the things that are most familiar to them. Culturally, giving people a chance to even see a familiar option inhibits their ability to walk into a coworking space open minded...something that we've found helps get people acclimated to the different ways of working. Anything you can do to make the first moments of seeing your workspace be strikingly different, to elicit the ok, I'm ready for anything today feeling from your new prospectives will mean they are likely to get more out of their first day, and more likely to join as coworkers that contribute to the culture of the space that you're trying to engender. There's some chaos that comes with open spaces, and they aren't for everyone. We do turn people away who are looking for private offices. But we've also tried having private offices and the value their inhabitants added as contributing members of the coworking community were much lower than the average. From a business perspective, since that is worth considering,...open floorplans also mean more flexibility and therefore opportunity for revenue. Offices have a fixed price, a market value that's hard to change in your members' eyes. Even if you're introducing all of the warm fuzzies of coworking, a desk is still only worth a certain amount. Whereas coworking space and open, flexible floorplans provide an opportunity for creating new price points. Flexible space means that optimizing for growth is much easier. And finally...while anchor members are important for establishing your revenue base, having flexible desk options means that so long as you can fill them, your revenue potential per flex desk is likely to be higher than your anchor desks! In our case, a flex desk has a maximum revenue potential of $300/month (our most expensive monthly plan). Hi Mike, What is your total sq. footage in your current space? It's looks similar to the one I'm pursuing. Mine will have different nooks where multiple people sit but you can't necessarily see the people in a different nook when you're in one (hard to explain). Hey Tom, I'd agree with the other poster, supplying a computer isn't really necessary. From a business perspective, I'd even posit that if they can't afford a computer then they probably can't afford to pay a coworking membership on a regular basis. :) If you haven't checked out Mike Schinkel's place in Atlanta, I'd highly recommend it. I'm in the Charlotte area and a member of Tyler Ford's coworking space LightbulbCoworking.com . That said, I am definitely interested in possibly picking up a coworking membership with yourself once you open in Savannah. I lived and did business in Savannah in the early 90's and I'm looking to expand out in that area again after attending Geekend last fall(we might have met then). And finally...while anchor members are important for establishing your revenue base, having flexible desk options means that so long as you can fill them, your revenue potential per flex desk is likely to be higher than your anchor desks! In our case, a flex desk has a maximum revenue potential of $300/month (our most expensive monthly plan). Congratulations Rachel! I'm in space catalyst mode myself. First meeting with interested parties on Friday. Still a long way off but I've been lurking on this list for awhile. I got very involved with a great space in Mountain View for awhile (Hacker Dojo). Wonderful space and people but I don't quite fit with the group that frequents the place. I'm a single mom to six kids (13-25yo) and really looking for a family environment. I'm starting my own space with a couple friends and it'll be geared towards families - primarily online retail businesses - we'll have storage and shipping capabilities as well as the usual open space. We have quite a few moms and dads in the area that have inventory that have outgrown their homes but they aren't quite ready to jump into a full production facility of their own. We will also be very family centric (vs singles). I'm in the Bay Area and plan on starting small and building from there. I'm still trying to come up with a name for the space that is professional enough for members to meet with clients but friendly enough for families. It's exciting to hear about your opening, Rachel. I think an annual coworking conference is a great idea, something dedicated to coworking, not tacked on to another event. Something where we could focus on coworking and community issues, meet each other, see one another's cities and spaces. I'm in! There would have to be a lot of value to it in order to bring these already busy and stretched folks our of their spaces for a few days, though, something that could leverage our buying power for, I dunno, office furniture or health care benefits or travel discounts or something. Something where we can not only have those providers/suppliers sponsor the event to offset costs, but to provide real value that would be worth traveling for. I've been involved in a few organisations that are spread across multiple timezones or parts of the world, and they have decided on location in similar fashions, which is basically that host cities post their proposals and the community votes on where it should be, perhaps one vote per coworking facility. We can build in assurance that it won't always be in the same cities or parts of the country all the time so that people in, say, the west coast don't alwyas have to travel to the east coast. (ie, establish general zones and ensure the annual event rotates between zones) Anyway, I think it is certainly worth exploring, and being an event planner I am all for it.
