I was not sure a bad fan itself would lead to it not running at all. I’m still
suspecting the fan quit one night while it was running then the compressor blew
up. Maybe I will get a new unit out of it.

One might hope testing the caps would be the second thing they'd do, after
checking the contactor.

They said they were ordering a new one from Trane. Hopefully that is what
happens. I’m still wondering if the fan quit working and it burned up the
compressor. You would think they would habe checked that because it’s not like
compressor kicks on then shuts off later if pressure gets too high. I
It was working fine a week or so ago when we were over there then the next day
would not turn on at all. Inside unit runs but outside unit does not.

The fan not coming on won't stop the compressor from coming on.
If there's a high pressure switch, it'll hopefully stop the compressor
from getting fried.
Did it just happen?
Seems like the tenants would have been throwing a fit if the AC didn't
work when they were still there.
Make sure they replace it with a real fan and not a cheapo "rescue" motor.
I was away once and the fan motor went out (this is the condenser
cooling fan) and the guy came and put in a new one, was like $500, my
wife paid him. Fan goes out again less than a year later, I call the

Inside unit comes on but outside unit doesn’t. When it’s turned on you hear a

request with the warranty people. They came out today. Fan was bad, ordering a

If neither the fan nor the compressor run, I wonder if you have 240v to
the unit,
I guess I could pull off the cover and look. I replaced the contractor along
with the capacitors or whatever you call them about 2-3 years ago.

No dead beetles between the contact points, are there?

Got the subfloor done in the utility room. Tomorrow will lay the pergo. Today I
discovered the AC does not kick on at all. When I turn on the thermostat i hear
a semi loud click at the condenser unit but it does not kick on. Guess it’s
time to put in a claim on the service contract.

If a rental property doesn’t make a decent profit above and beyond it’s
carrying costs or doesn’t appreciate well then it’s a pointless investment in

Typically homeowners covers water damage. The usaa guy told me it is their

connect to the wifi and alert you to problems; they came out and gave us a

Get rid of the rental and use all the money you keep plowing into the rental

that are supposed to move in on the 15th. Lots of damage from dogs. Will never
allow pets again. They destroyed the new carpet we just put in before they
moved in. Of bigger concern was an area of cracked tile in the
