The area increase for frontage is not tied to sprinkler protection being
provided.

Dear forumites,

I have an independent living facility that has three of the four floors
that
are in excess of the 12,000 sq. ft. (+/- 17,000 sq. ft) limit
established by
Table 503. The architect specified NFPA 13R as the design standard.

The use group is R-2 and the construction type is VA.

If an area increase is taken due to frontage (hence the 17,000 sq. ft.),
would that automatically push this into a full NFPA 13 system?
