A frontage increase "ONLY" is an adjustment to Table 503. If this is the
only increase in area, then you would not apply the sprinkler increase,
because you just "Adjusted" the base line of Table 503.
So and R-2 on a 50' frontage could be 12,000 Sf per floor, but a R-2 on
5000' frontage could be 12,000+ per floor,(I didn't work the formula) with
no alteration to the sprinkler requirement.

I believe it would push you to a full 13 system. From the 2003 IBC:
506.3 Automatic sprinkler system increase. Where a building is equipped
throughout with an approved automatic sprinkler system in accordance with
Section 903.3.1.1, the area limitation in Table 503 is permitted to be
increased......
When it says per 903.3.1.1, that section references NFPA 13. If it would
have added 903.3.1.2, that would be a 13R. Some section allow both 13 and
13R but this increase only allows a 13 system for the trade off.

I have an independent living facility that has three of the four floors

are in excess of the 12,000 sq. ft. (+/- 17,000 sq. ft) limit established

Table 503. The architect specified NFPA 13R as the design standard.
The use group is R-2 and the construction type is VA.
If an area increase is taken due to frontage (hence the 17,000 sq. ft.),
would that automatically push this into a full NFPA 13 system?
