It's a function of the code classification.  If it's R-2, then it's not a 
building separation because the occupancy group would otherwise be R-3.  And 
one of the code changes in September (RB-66) de-rated the required separation 
as part of the mandatory sprinkler upgrade.  The 2006 code requires TWO hours 
between single family townhomes.

Actually, there is a one-hour firewall between both halves of the units 
which would separate them into two units (one on top, one on bottom) but is 
this the same thing as a 'separation wall' which would make them two 
separate buildings under the code?
